Who we are

Sues Rooms is a trading name of StPetersave Limited, a company registered in England and Wales. These Terms of Use are drafted with reference to the Electronic Commerce (EC Directive) Regulations 2002, the Consumer Rights Act 2015, the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, and the Data Protection Act 2018 / UK GDPR.

What this site is for

Sues Rooms advertises rooms in our licensed HMO properties and manages the tenancies that follow: applications, tenancy agreements and electronic signatures, rent accounts and maintenance reports.

Parts of the site are public. Others, namely the tenant platform, the staff area and the admin panel, are restricted to registered tenants, contractors or staff.

Eligibility and accounts

  • You must be at least 18 years old to register for an account.
  • You are responsible for keeping your sign-in details confidential and for everything done under your account.
  • You must give accurate, current information when registering or completing any form on the site.
  • Tell us promptly if you believe someone else has used your account.
  • We may suspend or close accounts that breach these terms or are used fraudulently.

Acceptable use

You agree not to:

  • Use the site for any unlawful purpose.
  • Attempt to gain unauthorised access to any part of the site, another person's account, or our systems.
  • Upload viruses or malicious code, or otherwise attempt to disrupt how the site runs.
  • Submit false, misleading or fraudulent information, including in an application, a reference or a maintenance report.
  • Use bots, scrapers or other automated tools on the site without our prior written consent.
  • Copy, reproduce or redistribute site content without permission, beyond what you need to use the site as intended, such as downloading your own tenancy documents.

Applications and tenancy agreements

  • Submitting an application or booking a viewing does not guarantee that a room will be offered to you.
  • A tenancy agreement signed electronically through this site is legally binding in the same way as one signed on paper, consistent with the Electronic Communications Act 2000 and the case law on electronic signatures.
  • You are responsible for reading every tenancy document carefully before you sign it. Ask us if anything is unclear. We would rather answer first than argue later.
  • Rent, deposit and other financial terms are set out in your individual tenancy agreement, not in these terms.

Room details, prices and availability shown on this site are an invitation to enquire, not a contractual offer. We correct errors as soon as we find them.

Payments

  • Where the site displays or processes rent payments, the amounts due are those set out in your tenancy agreement or otherwise notified to you.
  • We are not responsible for delays or errors caused by a third-party payment provider or by your bank.
  • Any deposit we take is protected in a government-approved tenancy deposit scheme in accordance with the Housing Act 2004.

Maintenance reports

You can report maintenance issues through the site and the tenant platform. Every report is logged and acknowledged.

In an emergency, whether a gas leak, a fire or flooding, do not rely on this site. Contact the emergency services and the emergency number given to you at the start of your tenancy.

Intellectual property

All content on this site, including text, design, photography, logos and software, belongs to us or to our licensors and is protected by copyright and other intellectual property law. You may not reproduce, distribute or create derivative works from it without our prior written permission, other than for your own personal use in connection with your tenancy.

Availability and changes to the site

  • We aim to keep the site available at all times, but we do not guarantee uninterrupted access. It may be unavailable for maintenance, for updates, or for reasons outside our control.
  • We may update, change or withdraw features at any time. Doing so will not affect your statutory or contractual rights.

Liability

  • Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be excluded under English law.
  • Subject to that, we are not liable for indirect or consequential loss arising from your use of the site.
  • The site is provided "as is". We do not guarantee that it will be error-free or uninterrupted.
  • Nothing in these terms affects your statutory rights as a consumer under the Consumer Rights Act 2015, or your rights as a tenant under housing law.

How we use your personal data is set out in our Privacy Policy, which forms part of these terms by reference. Cookies are covered separately in our Cookie Policy.

Complaints

If you have a complaint about this site or our services, email hello@suesrooms.com. We acknowledge complaints within 3 working days and aim to give a full response within 15 working days.

Termination

We may suspend or end your access to the site if you breach these terms. You can stop using the site whenever you like. Neither affects any continuing obligation under a separate tenancy agreement.

Changes to these terms

We may update these terms from time to time. The date at the top of the page shows when they were last revised, and continuing to use the site after a change takes effect means you accept the updated terms.

Governing law

These terms are governed by the law of England and Wales. Any dispute arising from them or from your use of the site is subject to the exclusive jurisdiction of the courts of England and Wales.
