Bills & Utilities

What bills are included in my rent?

Your rent includes gas, electricity, water, and WiFi broadband. Council tax is also covered for rooms occupied as your sole or main residence. Please confirm your specific inclusion list in your tenancy agreement.

Deposits

How is my deposit protected?

Your deposit is protected under TDS Insured (Tenancy Deposit Scheme), which we hold as a member of the NRLA. You will receive your TDS certificate within 30 days of paying your deposit. Your deposit is fully protected and any disputes are handled by TDS independently.

Tenancy End

What happens at the end of my tenancy?

You must give written notice as specified in your tenancy agreement (typically one month). At the end of your tenancy we will carry out a check-out inspection. Your deposit will be returned within 10 days of the check-out, minus any agreed deductions, or we will open a TDS dispute if there is a disagreement.

How much notice do I need to give?

Notice periods are stated in your tenancy agreement. For most tenancies this is one calendar month's written notice. Please check your specific agreement and contact us if you are unsure.

House Rules

Can I have guests stay overnight?

Occasional overnight guests are generally permitted. Long-term or regular staying guests must be approved in writing and may require an occupancy check. Please refer to your tenancy agreement for the full guest policy.

Rent & Payments

When is rent due each month?

Rent is due on the date specified in your tenancy agreement, typically the date you moved in. You will receive a reminder from us before your payment date.

How do I pay my rent?

Rent is paid by direct debit or bank transfer. We will give you the details when your tenancy starts, and you can change how you pay at any time by contacting us.

Maintenance

How do I report a maintenance issue?

Report it through the contact form on this site, or call or email us. Every report is logged and assigned to the right contractor. For urgent or emergency issues (e.g. no hot water, gas smell), call us directly on our main number (see Contact page).

What counts as an emergency and who do I call?

Emergencies include: gas leaks (call National Gas Emergency 0800 111 999 immediately), flooding, complete loss of heating in winter, or security breach. For emergencies, call us on our main number (see Contact page) any time. For non-urgent issues, use the contact form so we can track and prioritise.

Moving In

What is Right to Rent and what do I need to provide?

UK law requires landlords to verify that all tenants have the legal right to rent property in England. You will need to provide original documents (such as a passport or biometric residence permit) before moving in. We will check and copy these as part of our onboarding process.

Tenant Portal

How do I access the tenant portal?

We are building our own tenant portal for rent, maintenance, documents and messaging, and you will receive an invitation link as soon as it opens. Until then, call or email us and we will deal with it directly.
