HMO Licence

Every Sues Rooms property holds a mandatory Houses in Multiple Occupation (HMO) licence issued by Southend-on-Sea City Council. This confirms that the property meets minimum room sizes, fire safety standards, and management standards required by law.

Mandatory for properties occupied by 5 or more people from 2+ households.

Gas Safety Certificate

AnnualGas Safe registered engineer

An annual gas safety check is carried out on all gas appliances, pipework, and flues by a Gas Safe registered engineer. A copy of the certificate is provided to all tenants within 28 days of the check, and to new tenants before moving in.

Required under the Gas Safety (Installation and Use) Regulations 1998.

Electrical Installation Condition Report (EICR)

A full inspection and test of the electrical installation is carried out at least every five years, or on change of tenancy. Any remedial work identified is completed within 28 days. Tenants receive a copy of the EICR before or at the start of their tenancy.

Required under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

Fire Risk Assessment (FRA)

A written fire risk assessment is carried out annually for each property. All identified actions are completed within required timescales. The assessment covers escape routes, fire detection systems, firefighting equipment, and fire doors.

Required under the Regulatory Reform (Fire Safety) Order 2005.

Deposit Protection: TDS Insured

Per tenancyTenancy Deposit Scheme (NRLA member)

Every deposit is protected via the Tenancy Deposit Scheme (TDS) Insured scheme. Tenants receive their TDS certificate and prescribed information within 30 days of paying their deposit. All disputes are handled by TDS as an independent adjudicator.

Required under the Housing Act 2004.

Right to Rent Checks

We verify the right to rent of all adults who will be living in the property before the tenancy begins. Original documents are inspected and copied. We follow current Home Office guidance, including the online Right to Rent checking service for tenants with a Biometric Residence Permit.

Required under the Immigration Act 2014.
